El Mirage borders Surprise on the east, along Dysart Road and Thunderbird Road, with ZIP 85335. Housing stock mixes 1980s and 1990s streets south of Thunderbird with newer infill and Dysart Corridor development to the north. The wallpaper problem is familiar regardless of vintage: orange peel texture, builder paint, and the occasional bath still wearing vinyl from the last remodel cycle.
What is different from Surprise proper
El Mirage homes skew older on the established streets — smaller footprints, eight-foot ceilings, and bath vinyl that has been painted over at least once. Newer sections north toward the Loop 303 look like Asante and Marley Park construction: tall ceilings, open plans, and the same texture that needs skim before paper.
