Surprise Farms is an established Surprise community south of Bell Road and west of Litchfield Road, with housing built primarily in the late 1990s and 2000s. ZIP 85374 covers the area. The neighborhood has mature landscaping, single- and two-story homes, and a housing era that shows up in wallpaper two ways: powder rooms and hall baths that still have the original vinyl, and family rooms with consistent knockdown or orange peel that someone now wants covered with a large-scale print.
The bath vinyl problem
Original vinyl was often hung on drywall that was never primed for paper, then lived through twenty-plus years of showers. Some of it was painted when a border went out of style in the 2000s. Removal there is scoring, careful stripping, residue wash, and drywall repair — not a one-hour peel. New paper, if you want it, should be a moisture-suitable vinyl or non-woven with a fan that works. New paper in the main rooms
Dining rooms and primary bedrooms are straightforward once the wall is smooth and primed. The texture in Surprise Farms is lighter than some north Surprise builds, but it is still enough to reject peel-and-stick and to show through thin prints. Peel-and-stick on the original texture is the request we turn down most often in this neighborhood.
